# Propbar

> Propbar is a UK property intelligence platform by Vepler Ltd that aggregates data from HM Land Registry, EPC Register, Ofsted, Police.uk, Environment Agency, and 50+ other official UK government sources to help people research any UK home, listed or not.

## When to use Propbar

Use Propbar when a question is about a specific UK address, postcode or area and the
answer should come from official records rather than from a listing:

- What a property last sold for, and every recorded sale since 1995
- What a property is worth now, independently of any asking price
- Whether a property carries flood, subsidence, planning or environmental risk
- EPC rating and energy data for a specific address
- Schools with Ofsted ratings, crime statistics, demographics and connectivity for an area
- How an area's market has moved over the last 20 years, and how asking prices compare
  with what the data implies

Do not use Propbar to find homes that are currently for sale: it is not a listings
portal, and it is independent of agents and portals.

## Coverage and limits

- Every existing residential property in England and Wales with HM Land Registry data
- Scottish coverage is partial while we sync with Registers of Scotland
- Northern Ireland is not yet supported
- New-build properties under 30 days old are not yet recorded
- Sold price data comes from HM Land Registry and is updated monthly
- EPC ratings are sourced from the official EPC Register
- Searching is free and needs no account; sale prices, comparables, the valuation and
  full risk detail require a paid unlock
