Zone 2 in England
Flood Zone 2 is the Environment Agency's middle flood zone for England, modelled before flood defences are counted. It covers land with a 1 in 1,000 (0.1%) to 1 in 100 (1%) annual chance of river flooding. The sea range is 1 in 1,000 to 1 in 200 (0.5%). Flood zones are an England classification, and the other UK nations use their own.
What This Means
Living here is no different from living anywhere else, and no daily precaution is required. The zone describes a moderate chance of river or sea flooding, not a certainty. Many Zone 2 homes have never flooded. The cost lands in two places: insurance, and any planning application you make. Every application on the site, an extension included, needs a site-specific flood risk assessment. This is one of the few things on this report that lenders and insurers price directly: Flood Re can absorb the flood element of an eligible policy, which usually cuts the premium.

Scotland has no numbered flood zones at all. SEPA maps likelihood as high, medium or low, so nothing there translates as Zone 2. A Scottish report describes the same land in words, not a zone number. The England link below does not help there.
