Terms of Service
Propbar provides property market analysis and research tools. These terms explain what we provide, how subscriptions, credits and one-off purchases work, and the limits of our responsibility. They form a contract between you and Vepler Ltd when you use the Service.

01About Us and Our Service#
These terms are a contract between you and Vepler Ltd (company number 13193131), whose registered office is at 171-75 Shelton Street, Covent Garden, London WC2H 9JQ. You can contact us at [email protected].
What we provide. Propbar is a property research platform. We analyse property transactions, official records and other datasets to provide market insight, value estimates and area information through our website, browser extension, mobile applications and embeddable widget (together, the "Service"). Access to the Propbar Data API is not part of the Service and is granted only under a separate written agreement; where such an agreement exists, its terms prevail over these for the access it grants. Our sources include HM Land Registry, Ordnance Survey, the Office for National Statistics and other public and licensed datasets. We do not claim ownership of third party data and we present it as part of our own analysis. Datasets may be incomplete or updated on different schedules by their publishers. We provide the Service on a reasonable endeavours basis and do not guarantee uninterrupted or error-free availability.
What we do not provide. We are not estate agents, mortgage brokers or chartered surveyors, and we are not authorised or regulated by the Financial Conduct Authority. Our estimates are statistical analysis, not professional valuations, and our environmental and planning information consists of indicators drawn from available datasets, not verified checks. Take appropriate professional advice before a property purchase, sale or mortgage decision.
02Using Propbar#
Eligibility
You must be at least 18 years old to use Propbar. The Service is designed for research into property in the United Kingdom and we do not market or sell it elsewhere. If you use the Service from outside the UK, you are responsible for making sure that doing so is lawful in your jurisdiction.
Business Users
You are a business user if you use the Service for purposes relating to a trade, business, craft or profession. This includes estate agency, property development, portfolio investment, and letting property for profit. Provisions of these terms that give effect to consumer law apply only to consumers; the liability provisions that apply to business users are set out in section 8.
Acceptable Use
You may use Propbar for personal and professional property research. Except as expressly permitted under a separate written agreement with us, you must not:
- extract or harvest data at scale, or in any way that degrades the Service
- resell, sublicense or redistribute our data
- present our estimates as professional valuations
- reverse engineer our algorithms or software
- share your account credentials
- use the Service for an unlawful purpose
- circumvent access controls or usage limits
- build a derivative database or competing service from our data
- use our data to train machine learning or AI models without our written permission
We monitor for misuse. We may restrict or suspend access while we investigate a suspected breach, and section 10 explains when we may close an account. We may take legal action in respect of serious breaches.
Your Content and Property Claims
You may submit content to the Service, for example saved searches, lists, map drawings, research questions, property ownership claims and documents you upload. You retain ownership of your content and grant us a licence to host, store, process and display it as needed to provide the Service. You warrant that anything you submit is accurate and that you are entitled to submit it; in particular, when you claim a property you warrant that the connection to the property you assert is genuine. We may remove content, and reverse a claim, where we reasonably believe a submission is false, misleading or made without authority.
Usage Limits
Much of Propbar can be used without an account. We apply automated limits to prevent scraping and abuse, and access that trips those limits may be blocked without notice. Where we describe usage as unlimited, this means unlimited normal personal use; automated or bulk access is not normal personal use, and the limits are set well above what any person researching property would reach. 03Subscriptions, Trials and Payment#
Pricing
The current price of each plan is shown at checkout and includes VAT where applicable. We offer monthly and annual plans. Payments are processed by Stripe; we do not hold your card details.
Free Trials
Where we offer a free trial, the length of the trial and the price payable afterwards are shown before you start. Unless you cancel before the trial ends, your paid subscription begins automatically when the trial ends and the plan price is charged.
Auto-Renewal
Subscriptions renew automatically at the end of each billing period until cancelled. Your renewal date and the renewal price are shown in your billing settings at all times. You can cancel online in the same way you subscribed.

Cancellation takes effect at the end of your current billing period, and you keep access until then.
Immediate Supply and Cancellation
Everything Propbar sells is digital content delivered immediately. Subscription access begins the moment you subscribe, credits are added to your account when payment completes, and documents and data reveals are supplied when you confirm them. Consumers have a 14-day cancellation right for distance purchases under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013; where digital content is supplied immediately with the consumer's express consent, that right ends when supply begins. At checkout you request immediate supply and acknowledge this. Subscriptions, documents and data reveals are therefore final once supply has begun. Credits are the one exception: if you cancel a purchase of credits within 14 days, we refund the unspent part of that purchase, and anything you have already spent them on remains final.
Refunds
Fees are not refundable once supply has begun, and we do not give credits or pro rata refunds for unused time. If you want to evaluate Propbar before paying, use the free tier or a free trial where offered. Nothing in these terms affects your statutory rights where the Service is faulty or not as described.
04Credits and One-Off Purchases#
Credits are a prepaid balance used to pay for individual actions within the Service, such as document purchases and data reveals. The credit cost of an action is shown before you confirm it.
- Credits you buy are added to your account when payment completes and expire 12 months after purchase. Credits included in a subscription plan expire at the end of the billing period in which they were granted.
- Credits belong to your account or your organisation's account. They cannot be transferred to another account or exchanged for cash. If you cancel a credit purchase within 14 days, we refund the unspent part of that purchase (see section 3).
- Purchases of official documents, including copies of HM Land Registry records, are fulfilled from third party sources once you confirm the purchase. Fulfilment begins immediately, and once it has begun the purchase cannot be reversed. Section 3 explains your statutory cancellation rights.
05Our Data and Estimates#
How our analysis works
We analyse recent sales of similar nearby properties, market trends and area characteristics. Confidence scores indicate how much relevant data is available; they are not a guarantee of accuracy.

- Our estimates are not professional valuations, surveys or investment, legal or financial advice
- We cannot assess the condition, renovation history or unique features of an individual property
- Verify important information with official sources and take professional advice before acting on it
AI-Generated Content
Parts of the Service, including our research assistant, generate responses using AI models. Generated content is produced automatically from the data available to the model and can be incomplete, out of date or wrong. It is provided for research, is not advice, and has the same status as our estimates under this section and section 8. Verify generated answers against official sources before relying on them.
Data Sources and Attribution
We aggregate data from HM Land Registry, Ordnance Survey, the Office for National Statistics and other publicly available datasets. We do not guarantee real-time updates; some datasets lag behind official publication or are updated on different schedules by their publishers. We will remove third party content on receipt of a valid request that sets out the legal basis for removal. Full attributions and licensing details are on our Data Sources page.
Your Data
Our Privacy Policy explains how we handle your personal data. We retain account data while your account is active and for 30 days after closure. Search history is retained for 90 days to improve accuracy, detect misuse and provide customer support.
06Browser Extension#
Our browser extension displays Propbar data alongside property listings you view. Propbar is not affiliated with, endorsed by or partnered with any property portal, and the extension may stop working if a third party website changes its structure.
The extension processes page content locally in your browser to identify properties, then retrieves matching information from our database. We record which property pages you view in order to provide the Service and improve the product. The extension only activates on property-related domains; it does not track your browsing elsewhere. See the Privacy Policy and Cookies Policy for detail.
You are responsible for making sure that your use of the extension complies with the terms of any website you visit; some websites prohibit automated data collection or page modification. We provide the extension for personal use, and we are not responsible for loss or disputes arising from your use of it on third party websites. You can disable the extension at any time in your browser settings, and uninstalling it removes the data it stores.
07Intellectual Property#
We own or license all content, algorithms and designs in the Service. You may use our data for your own property research. You may not use it to build a competing service or to extract our database systematically.
08Liability#
If You Are a Consumer
If we break these terms, we are responsible for loss or damage you suffer that is a foreseeable result of our breach. We are not responsible for loss that is not foreseeable, or that results from use of the Service contrary to these terms. We do not exclude or limit our liability where it would be unlawful to do so, including liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or under your statutory consumer rights.
The Service provides research data, not advice. Subject to the paragraph above, we are not liable for loss arising from:
- reliance on our estimates, valuations or data as the basis for a property, investment, legal, financial or compliance decision
- errors, omissions or delays in third party data that we republish
- discrepancies between data sources or calculation methods
- interruption of the Service caused by events outside our reasonable control
- your breach of a third party website's terms
- use of the free tier, which we provide on a reasonable endeavours basis
If we fail to provide a paid feature you have subscribed to, your remedy is a pro rata refund of the fees paid for the period affected.
If You Are a Business User
Our total liability to a business user arising in any 12 month period is limited to the fees paid to us by that user in that period. We are not liable to business users for loss of profit, loss of opportunity, loss of data, or any indirect or consequential loss. Business users indemnify us against claims, losses and costs arising from their breach of these terms or their misuse of the Service or our data. Nothing in this section limits liability for death or personal injury caused by negligence, or for fraud.
09Changes to These Terms#
We may change these terms. If a change materially affects your rights, we will give subscribers at least 30 days' notice by email before it takes effect, and you may cancel your subscription before the change applies to you. Minor changes, such as corrections or changes required by law, may take effect when posted on this page.
10Suspension and Termination#
We may suspend or close an account that breaches these terms. Unless immediate action is needed to protect the Service or other users, we will tell you what the problem is and give you an opportunity to put it right first. If we close your account for a serious breach, we do not refund fees for the remainder of the billing period. You can close your account at any time through settings or by emailing us.
11Notices, Corrections and Complaints#
Property Information Concerns
If you believe information about a property is incorrect, email [email protected] with the detail and any supporting evidence. We correct genuine data processing errors, but we do not remove accurate public records, and ownership of a property does not confer control over public information about it.
Legal Notices
For copyright, trademark or defamation claims, send a notice to [email protected] identifying the content, your contact details and the basis of the claim. We investigate promptly and in accordance with applicable law.
Complaints
For complaints, email [email protected] with the subject line "Complaint". We aim to respond within 48 hours and to resolve complaints within 14 days. If a complaint remains unresolved, consumers may use alternative dispute resolution.
12General#
Governing Law
These terms are governed by English law and the courts of England have jurisdiction, except that consumers resident in Scotland or Northern Ireland may bring proceedings in their local courts. Your statutory consumer rights are unaffected by these terms.
Other Terms
If any part of these terms is found to be invalid, the rest continues to apply. We may transfer our rights and obligations under these terms to another organisation; we will tell you if this happens, and it will not reduce your rights. You may not transfer yours without our written consent. These terms are the entire agreement between us in relation to the Service, but nothing in them excludes or limits liability for fraudulent misrepresentation.
